What does the landlord see?
A credit from PT Global Payment Gateway with the reference “rent October 2026, villa name, your name, lease reference”. On request we attach a payment-on-behalf-of letter in English naming you as the tenant and the lease, so an agency can match the transfer to your contract. The landlord never has to open a wallet, pass a verification or explain a crypto receipt to their bank.
Which documents do you need?
- Lease or booking agreement showing the parties, the property, the amount and the owner's or agency's bank details.
- Invoice or payment request for the specific period or instalment; a message from the agency with the amount and account is accepted for recurring rent.
- For purchase instalments: the sale and purchase agreement and the notary's or developer's payment schedule.
- Your verification, once: ID and a selfie; for recurring payments above $25,000 per month, the source of funds.
When should you send to make the due date?
- Local rails (IDR, THB, AED): send before 14:00 local time on a business day for same-day credit; weekends depend on the scheme, most settle 24/7.
- SWIFT in EUR or USD: funded before the bank cut-off, sent the same business day.
- SWIFT (TRY, USD): allow two business days before the due date, three for the first payment to a new owner.
- Set up a recurring order and we remind you three days before each due date.

Questions tenants and investors ask
Can the landlord tell the money came from crypto?
No. The landlord's bank shows a transfer from a registered company with your name and the lease reference. The agent agreement and the documents stay between you and Arkipo.
Can I pay a deposit before I have signed the lease?
Yes, on the agency's booking confirmation or deposit invoice with the account details, up to $5,000 equivalent. The first full rent payment needs the signed lease.
What if the owner's account is personal, not a company?
That is normal for rent. The name on the lease must match the account holder. Payments to a relative or a “friend's account” are declined.
Can I pay twelve months upfront?
Yes. Property instalments are paid like any other invoice; payments of $100,000 or more get the 1% fee, and we may ask for the source of funds once. The lease must state the upfront term.
What if the rent is returned by the bank?
Usually a name mismatch. We show the bank's reason, you correct the details and we resend the same day, or refund the USDT at the locked rate minus the bank's return charge.
Do you pay property purchase instalments?
Yes, to the developer, notary or seller named in the sale agreement, in the currency of the agreement, with the payment schedule on file. Larger amounts are quoted by the desk.
